Canada’s First In-Building Private 5: Andorix Joins CENGN’s Smart Building Living Lab

We are proud to announce that Andorix will integrate and manage Canada’s first in-building private 5G implementation as part of CENGN’s Smart Building Living Lab, in partnership with Nokia as the technology provider and Morguard as the facilities provider.
A National Initiative Driving Canadian Innovation
This Living Lab is part of CENGN’s broader Living Lab Initiative, supported by a $45 million investment from the Government of Canada’s Strategic Innovation Fund. The program is designed to help more than 100 Canadian startups and scaleups test, validate, and accelerate their technologies to market. Through partnerships like this, CENGN is creating authentic, real-world environments where innovators can bring advanced solutions to life with confidence, speed, and scalability.
A Landmark for Smart Buildings
Spanning a mix of commercial, residential, and retail properties, including Morguard’s Place Innovation in Montreal, The Bay Club in Toronto, and St. Laurent Shopping Centre in Ottawa, this initiative represents the first in-building private 5G spectrum deployment in Canada. With support from Nokia’s Digital Automation Cloud (DAC), fibre Passive Optical Network (PON), and Optical LAN technologies, these Smart Building Living Labs will provide the advanced connectivity needed to enable next-generation use cases such as:
- Smart energy management
- Predictive maintenance and safety systems
- Enhanced security applications
- Tenant experience innovations powered by IoT, robotics, and applied AI
Andorix’s Role: Integrating and Managing the Digital Foundation
As the neutral-host, converged network provider, Andorix is responsible for integrating and managing the digital infrastructure that powers these Living Labs. This includes providing the network foundation that enables smart building solution providers, sensor vendors, and AI innovators to test and validate their technologies in a live private 5G environment. By opening up this ecosystem, the Living Lab creates opportunities for startups and vendors to move beyond pilots and into practical, scalable deployment.
