Overview

QuadReal Property Group partnered with Andorix to upgrade Discovery Pointe in Calgary as part of a broader pilot initiative across 15 residential properties nationwide. Challenge

QuadReal Property Management, a pension-funded real estate investment and management company, sought to generate additional passive revenue from their residential properties while enhancing tenant services. They selected Andorix to provide neutral host services to residential buildings across Canada as a pilot project, with Discovery Pointe in Calgary’s West End being one of the featured properties.

Discovery Pointe had these challenges:

  • The existing HVAC system required a full replacement, triggering the need for a compatible and modern BAS (Building Automation System).
  • The legacy network infrastructure lacked the flexibility to accommodate future technology upgrades like access control or security systems.
  • The incumbent internet service provider did not offer revenue-sharing opportunities, limiting QuadReal’s ability to unlock value from in-building connectivity.
  • The incumbent internet service provided did not offer fibre connectivity into the apartment suite, so residents had limited internet service options with inadequate speeds for evolving work-from-home requirements.

Solution Implementation

Andorix implemented a two-pronged approach to address Discovery Pointe’s challenges. First, they deployed a converged PON-based base building network to support the new HVAC systems and controls. This network was designed as a future-ready foundation that could easily accommodate additional smart building technologies over time, including access control, security systems, and energy management tools without requiring further significant investments. The base building network effectively created the technological backbone that would enable the property’s evolution into a fully integrated smart building capable of optimizing operations and reducing long-term costs.

Simultaneously, Andorix installed a neutral host fiber network throughout the building, bringing cutting-edge connectivity directly to residents. This installation provided minimum 1.5 Gbps bidirectional speeds to all units, with scalable capacity up to 8 Gbps without requiring any additional infrastructure changes in the future. By implementing fiber-to-the-suite connectivity, a service previously unavailable in the building, Andorix positioned Discovery Pointe as a technology leader among residential properties in the area, offering internet speeds that traditional providers couldn’t match with existing infrastructure.
