Smart from the Start: Fibre Connectivity and Tech-Enabled Luxury at Toronto’s Immix Apartments

Overview

Andorix partnered with the developers of Immix, a luxury residential apartment complex in downtown Toronto, to create a technologically advanced living environment from the ground up. This is part of the 15-building residential pilot project spanning Calgary, Vancouver and Toronto to create new passive revenue stream for Quadreal and enhance its property values. By implementing comprehensive smart building infrastructure and high-speed connectivity solutions, Immix has positioned itself as a premier residence for tech-savvy urban professionals and students who demand superior digital amenities and connectivity.

Project Objectives

Located in the heart of downtown Toronto, Immix was conceptualized as a next-generation residential development catering primarily to younger demographics including students and remote workers. The developers recognized that this target audience requires exceptional connectivity, seamless technology integration, and amenities that support modern digital lifestyles. Immix presented an opportunity to implement technology solutions from the initial construction phase rather than retrofitting an existing building, and Andorix was engaged from the initial planning stages to design and implement comprehensive technology infrastructure throughout the building.

Solution Implementation

Andorix designed and deployed a comprehensive technology ecosystem at Immix that addressed both building operations and resident connectivity needs. From the foundation stage, Andorix installed a PON-based base building network that serves as the central nervous system for all building technology. This unified network infrastructure connects and powers all building systems including elevators, security, access control, parking management, smart lockers for package delivery, and lighting controls. The converged network extends to all common areas including the fitness center, coworking spaces, meeting rooms, and quiet zones, providing seamless connectivity throughout these amenities.

On the resident connectivity front, Andorix implemented a state-of-the-art neutral host fiber network throughout the building, pre-wiring all residential units for immediate connectivity. Through a partnership with an independent Canadian Fibre Internet Service Provider, residents receive minimum speeds of 1.5 Gbps with capability to scale up to 3 Gbps as their needs evolve, all offered at highly competitive price points. This neutral host model allows Andorix to leverage specialized expertise in connectivity while generating passive revenue for QuadReal. The implementation included an innovative onboarding process featuring QR code activation in each unit, allowing new residents to simply scan, register, and immediately access high-speed internet service without waiting for installation appointments or service activation delays.

Results

The Andorix implementation at Immix has delivered significant advantages for both QuadReal Property Management and residents while establishing a model for future residential technology integration.

For QuadReal, the neutral host network created a new passive revenue stream through the neutral host model, perfectly aligned with their pension-funded investment approach that prioritizes stable income. Residents experience the benefits of a comprehensively connected living environment. Move-in-ready internet service with simple QR code activation delivers fiber speeds starting at 1.5 Gbps at competitive rates, supporting remote work needs in both private units and the technology-enabled coworking spaces.

The smart building experience extends throughout daily living, from seamless building access and security systems to coworking areas and streamlined package delivery through the connected locker system.

The base building network provides the foundation for continuous technological evolution with minimal additional investment, allowing for future smart building enhancements without significant infrastructure upgrades. It enables the building systems to provide valuable data on building usage, energy consumption, and operational efficiency, enabling data-driven decisions that optimize building performance and reduce costs over time.
